VILLA ANASTASIA @ THEODORA VILLAS

Private ‘L' shape swimming pool (35 mtrs)

Villa Anastasia, and it's sisters Katharina and Theodora are lovely properties enjoying an elevated position on the side of a hill with absolutely stunning views of Souda Bay, The Akrotiri Peninsula, the White Mountains, and the small villages below. Despite the comfort of the houses and your own private swimming pool, and the tranquillity of the location making you feel you may never wish to leave, the villas are in easy walking distance to the charming village of Gavalachori, and approx. 7 minutes drive to the beach of Almyrida. There are many beautiful walking and cycling trails and small villages to visit for when you are feeling a little more energetic.

Lovingly designed and built in 2008 by it's owners, each house is modern and finished to a high standard with many little personal touches to make your stay as comfortable as possible. Painted externally with warm cream with dark green aluminium windows (with fly screens) and shutters echoing the olive groves and Cyprus trees, the garden walls and terraces are built from local quarried stone walls, many modern comforts such as a washing machine, a BBQ, and air conditioning units in the bedrooms. For the cooler nights early and late season there is a fireplace in the living room and the a/c units also double up as heaters. There is solar powered hot water or a back-up immersion heater. Anastasia is located between Katerina and Theodora, with no other close neighbours, and surrounded by olive groves and farm land you are assured of a peaceful setting as you watch the sun set to the sea and the moon rise over the villages.

Accommodation
At the front of the villa is a stone walled garden planted with a variety of plants including banana and lemon trees. From the drive are 2 steps down to the narrow, cement path raised above the garden, to the decoratively tiled front terrace and side terrace, 2 steps up to the dark green aluminum front door. Also from the front path, to the left of the front terrace, 6 steps down bring you to the large BBQ patio, and a further 8 steps down take you to the garden and pool area.
Ground Floor: painted cool white throughout the house, 1 shallow step down you enter directly into the light and airy open plan lounge/dining/kitchen area. Warm, cream floor tiles are laid throughout the downstairs, the small cream sofa (that folds out to make an extra single bed) matches the pale curtains at the patio doors. The wall behind the sofa, inset with an open fire place, and the wall adjacent are painted a deep terracotta colour. 2, dark wood coffee tables matching side table complete the simple furnishings in the lounge area. The patio doors open onto a small patio with green iron railings to match all the windows and doors looking out across the pool and garden, over the olive groves and to the sea.
The modern, fully fitted, pale wood kitchen with matching work tops and wall tiles has a large fridge freezer, electric oven and hob with stainless steel extractor hood, coffee maker, toaster and juicer. A large window above the sink looks to the front garden and olive groves.
The dining area is located between the kitchen and lounge area is a wooden dining table and four chairs.
Under stairs is a beautifully blue mosaic tiled cloakroom comprising of a white suite with wc and hand basin with a white mirrored wall cabinet above. A small frosted window faces the front of house.
The 18 stairs to the first floor are wide, with a small window to the front of the house to let in light. This floor is tiled with parquet effect floor tiles. Directly to the left at top of the stairs are large, pale wood fitted wardrobes for ample storage of your clothes.
The spacious double bedroom has a wrought iron double bed and 2 bedside tables with reading lamps. Draped from the ceiling, a mosquito net adds an extra touch of romance. Double doors lead to a large private patio looking out over the pool and garden, and to the Akrotiri Peninsular, the sea and White Mountains. The window looks out to the front garden. Dressed with warm cream covers and matching diaphanous curtains at the window, this room has an air-con unit for those hot summer nights.
The large bathroom, fully tiled with dark blue and light blue tiles has a white bathroom suite comprising a large, Jacuzzi bath with shower attachment, wc and hand basin with mirror. The washing machine is also conveniently located here. There is a small frosted window pointing to the back of the house.
Access to the pool and garden is from the entrance door. 6 steps brings you to the private first terrace level, ideal for outdoor dining with the BBQ. Down 8 steps brings you to the beautifully lawned garden enclosed by a stone wall. The blue mosaic tiled L shaped, pool looks out across Theo's vegetable garden and the olive groves. Terrace lights around the pool make it perfect for a late night swim or after dinner drink. Garden furniture is provided for daytime sunbathing, or night time star gazing. With little light pollution here other than the other 2 houses, look out for shooting stars in the incredibly clear night skies. A 1 ½ meter wall with bamboo screening ensures absolute privacy from the adjoining garden of Anastasia.
Double glass patio doors from the garden lead to the completely self contained studio decorated identically to the main house. For older children or those friends sharing the villa who prefer a little privacy.

Villa Anastasia is located at the middle of the driveway, 11 metres away from Katerina and Theodora either side. The car park next to Villa Theodora, provides ample parking space, or you also have the choice of parking below the houses infront of the vegetable garden.
If you wish to unwind and relax in a comfortable modern house, sunbathing by your own swimming pools enjoying stunning views of the mountains, olive groves, villages and the sea in a peaceful location but within easy walking distance to a village, this is the perfect choice for families with older children, or couples. Almyrida Beach is just a 7 minute drive away. All three houses are available to let together for larger parties.

The charming village of Gavalachori, an easy stroll from the villas, has 2 tavernas serving traditional, home cooked food. Enjoy dessert at the Sweet café, join the locals watching the world go by at the local kafeneion, or visit the fascinating heritage museum, actually a perfectly preserved Cretan house. Buy handmade lace or locally made honey from the local ladies co-operative. The mini market is well stocked for all your needs. The beach of Almyrida, built around a pretty crescent shaped sandy beach, with a small fishing harbour at the eastern end, is very shallow and safe, perfect for children. Lining the beach are a selection of tavernas, café/bars, bakeries, a jewellery shop, mini-markets, gift shops, clothes shop and an off-license. Also in Almyrida there is a water sports centre which rents out kayaks, windsurfers and catamarans. The larger beach of Kalives is approx. 10 minutes drive from the villas. If you are in the mood for somewhere a little livelier the historic town of Chania is just 35 minutes away by car, and the beautiful harbour has been likened to St.Tropez.
